Why not just order a “comp check”?
“Comp checks” are illegal. They violate USPAP, the professional guidelines appraisers must adhere to. USPAP itself is not law, however state laws and the banking regulatory agencies (FDIC, OCC, etc) incorporate USPAP by reference, giving it the effect of law, and any violation of USPAP can therefore expose appraisers (and potentially those who order these services) to the full penalties of the law. DON’T GET CAUGHT IN THIS TRAP.
“But I need to know if my loan will work before I order a full appraisal”
That’s a good idea! It saves you the time and headaches of putting a lot of effort into unworkable loans and allows you to concentrate on the profitable ones. You can spend a few hours of your time researching comparable properties yourself, or you can order an AVM or BPO. But none of these options will do what a limited appraisal will do!
Do you really trust AVM’s? AVM’s are notorious for their inaccuracies. Besides their unrefined methodologies, the databases they draw from are often peppered with extracted appraisal information. Most AVM providers tout this as a positive for their product, but think about it. We all know what has been going on in the industry the past few years with refi’s and inflated appraisals. Do you really want your value opinion clouded by the thousands of inflated and inaccurate appraisals that have been scanned into these systems?
What about BPO’s? Broker Price Opinions are fine…as far as they go. But, as the name implies, they are performed by real estate sales persons, not appraisers, and there are elements and methodologies of producing accurate appraisals that are not practiced by these professionals, let alone incorporated into their reports.
