Boulder City Overview for Appraisals
Boulder City is located 25 miles southeast of downtown Las Vegas and 10 miles southeast of Henderson, Nevada. It is home to over 15,000 residents who enjoy a peaceful, small town atmosphere. Real estate development has been limited in Boulder City as efforts are made to preserve the friendly, quiet living environment. Appraisals in Boulder City are interesting because of the slow growth and different pace set by the city's ban on casinos.
Boulder City was first developed in the 1930s as a housing community for nearly 4,000 workers building the Hoover Dam. Boulder City became owned by the State of Nevada in 1960, after nearly 30 years being owned by the Federal Government. A large portion of Boulder City is occupied by State of Nevada employees who enjoy careers in the National Park Service, the Bureau of Land Management, the Nevada Department of Fish and Game, and other state departments.

A Boulder City appraisal of an industrial warehouse:
The subject property average, Class “S”, single-tenant office-warehouse building in an area of competing land uses. The subject was of typical construction quality, condition, design, and appeal for the surrounding area. The subject property is located near the corner of Industrial Road and Wells Road in an area of surrounding industrial (mostly office-warehouses and industrial yards) land uses. Market conditions in the subject’s market area appear to be quite favorable to industrial (including office-warehouse) land uses. Since there were very few sources which publish data on Boulder City’s relatively small industrial market, the appraiser navigated the subject’s immediate submarket area and noted very few vacancies. The appraisers also considered industrial market data for the nearby Las Vegas Valley. According to CB Richard Ellis’ Las Vegas Industrial Market report (2 nd Quarter, 2007), the subject’s nearby Las Vegas Valley market area had an overall vacancy rate of 4.95%. The local economy also remains strong as CB Richard Ellis reports, “Developers have completed almost 2.2 million square feet of new product this year alone, which is almost more than the new construction built in all of 2006. As a result, vacancy rates crept up a full percentage point. Las Vegas industrial market in the beginning of 2007 increased vacancy rates in 37 basis points to finish the 1st quarter at 3.80%. Today the vacancy rates continue to go up and are currently at 4.95%. Although the vacancy rate has increased 1.15% since 1st quarter, average asking rental rates continue to increase in the Valley”. The subject’s nearby Las Vegas Valley market also was reported to have an overall net absorption of 606,024 square feet in the 2nd Quarter of 2007, with 3,808,106 square feet of reported space which was proposed and/or under construction. As such, it appears that demand for industrial space is strong in the Las Vegas market, and demand appears to be keeping pace with current supply. Thus, the appraisers assume that the subject’s Boulder City industrial market is keeping pace with the nearby Las Vegas market.
Overall, the subject’s immediate vicinity along Industrial Road is considered to be an established industrial corridor.
Trends in the subject Market Area are expected to continue, including anticipated stability in population levels, employment, and continued demand for assorted industrial facilities in close proximity to the subject. The continued demand for new industrial development is also possible.
In the final analysis, the subject submarket established industrial and office district. Based on available land, demand for industrial services, and continued population growth, we would anticipate trends in this neighborhood to continue to be positive into the foreseeable future.
